George founded Gardenia Properties to bring a gardener's mindset to rental housing: buy good soil, plant carefully, and tend what you grow. Today the company owns and operates 24+ units across 11 properties in New York, Massachusetts, Connecticut, South Carolina and Florida— including furnished transitional housing for people coming out of treatment programs.

The Gardenia Standard

We don't manage units. We tend homes.

Most rental operators optimize for scale. We own what we manage, so we optimize for the feeling you get walking up to a well-kept front door.

Grown, not flipped

We hold our properties for the long term and reinvest in them every season — landscaping, upgrades, and honest maintenance.

48-hour repairs

Maintenance requests are answered same-day and most repairs are completed within two business days. No ticket black holes.

A landlord you can call

You rent directly from the people who own the building. George answers his own phone — residents have his number.

Transparent leasing

Plain-English agreements, no junk fees, and security deposits handled exactly by the statute in each state we operate in.

Behind the lens

The other thing George does with his attention. Cuba, moving water, and whatever happens to be blooming.

Before he owned buildings, George shot television news in Boston — the kind of job where you get one pass at a scene and the light does whatever it wants. He never really put the camera down.

These days it’s slower work: long exposures on rivers and spillways, a week in Cuba photographing people who were kind enough to let him, and a macro lens pointed at whatever is open on the kitchen table. The same instinct that makes him walk a property himself makes him wait an hour for a cloud to move.
